Fire Escape Hatches
Fire Access Hatches
Luxcrete manufactures fire access hatches designed to provide a compliant and reliable means of escape from basements and sub-ground vaults in the event of a fire. These access hatches operate within wider fire safety strategies that also include fire-rated access panels, rated access panels, and other fire-rated access panel solutions, which support fire compartmentation.
All premises with basements and sub-ground vault areas must have an effective means of escape in the event of a fire. For many years Luxcrete has enabled clients to meet statutory building regulations by installing our tested and L.F.E.P.A-approved fire escape hatches over basement areas. Although distinct from fire-rated access panels or fire-rated panels, Luxcrete fire access hatches are constructed from mild steel to support dependable operation and safe evacuation in demanding environments.
Given the high cost of floor space, particularly in commercial premises, unused cellars and vaults can be converted into valuable work areas by installing a Luxcrete fire escape hatch assembly. This ensures safe access, supports ongoing building services and contributes to overall safety planning.
Key Features
Key features of Luxcrete fire access hatches include:

Durable mild steel construction for long-term performance.

Smooth, assisted opening through gas strut mechanisms and user-friendly catches.

In situ or precast installation options are suitable for a wide range of project conditions.

Bespoke sizes for a perfect fit.

Corrosion protective finishes, with galvanised or zinc-sprayed options supplied on request.

Compatibility with pavement lights, smoke outlet panels and access panels within broader fire safety and access strategies.
Installation Options for Access and Egress Systems
Our hatches can be installed in isolation over existing apertures or incorporated within new Luxcrete pavement lights as direct replacements for old and obsolete cast iron units. We can supply and fix escape hatches in either in situ or precast formats. Bespoke sizes can be supplied to achieve a perfect fit where specific dimensions or non-standard openings exist.
Luxcrete fire access hatches can be installed in locations where they operate alongside access panels and related fire safety components to ensure safe and efficient escape pathways.
Luxcrete fire escape hatches are fabricated from pre-formed mild steel sections with a corrosion protective paint finish as standard. Galvanising or zinc-sprayed assemblies can also be supplied. Refer to our Technical Department for further details.
As with our pavement lights, Luxcrete hatches can be supplied with an opening concrete leaf incorporating coloured or textured concrete as an option to the standard grey smooth trowelled finish. Alternative surface considerations can be discussed during specification to support secure installation and a suitable appearance.
How Fire-Rated Access Panels and Fire Access Hatches Work Within a Building’s Fire Safety Strategy
Across many UK projects, fire-rated access panels, wider access panels, and fire systems are installed to maintain fire integrity, air leakage control and fire resistance within protected walls and ceilings. These panel systems support compartmentation by helping contain fire and smoke where required.
Fire access hatches serve a separate but complementary purpose. Instead of containment, they provide a safe and unobstructed escape route from basements and sub-ground areas, ensuring emergency egress is quick, accessible and free from restriction during a fire.
Because escape hatches are not designed as metal doors or steel door assemblies for compartmentation, they operate alongside the range of fire-rated panels and associated systems that manage insulation performance and structural fire protection elsewhere in the building. Together, these components contribute to an integrated fire safety strategy that balances containment with secure and practical escape routes.
Fire Escape Hatch Maintenance
As with other forms of emergency equipment, fire escape hatches must be regularly maintained to ensure correct and consistent operation at all times. Most fire escape hatches are located within the pavement; dust, debris and rainwater accumulating in the gutter frame can lead to premature failure of moving or operable components without routine servicing.
Luxcrete offer a full servicing package available at regular intervals, normally every three months or at least twice yearly to maintain optimum performance. Maintenance includes inspection of moving parts, lubrication, checks for corrosion, sealing considerations and confirmation that the hatch opens freely. These procedures help maintain safety and operational integrity across the majority of installed systems.
We also provide a full repair service for worn or damaged components. Refer to our Technical Department for further guidance.
